These apps act as digital storefronts, and in many cases, customers decide whether to place an order based solely on your photos and listing presentation. It's no longer enough to have great food; you need visuals that reflect the quality of your food.
According to DoorDash data, items with professional photos can receive up to 70% more orders than those without. Grubhub reports that listings with clear, appealing images have conversion rates up to 30% higher than those using stock or low-quality visuals. And Uber Eats has found that customers are three times more likely to choose a restaurant with high-quality food photography.
These platforms are designed for quick, visual decisions and strong media matters.
Unlike your website or Instagram, where you control the experience, these platforms limit the space you have to grab a customer's attention. Often, all they'll see is:
Your main dish photo
Your logo or restaurant name
A glance at reviews or delivery estimates
That one food photo? It needs to do a lot of heavy lifting.
Low-light or blurry photos that make food look unappetizing
Missing media altogether for certain menu items
Stock images that don't match what customers actually receive
Poor packaging and presentation in visuals
These may seem small, but they directly affect how often people choose your restaurant, and how likely they are to reorder.
If you manage your restaurant's listing on these platforms, here are a few steps worth considering:
Review your current listing on DoorDash, Grubhub, and Uber Eats from a customer's perspective.
Ensure your most popular dishes have real photos, ideally taken in good lighting.
Include shots that reflect what the customer will actually receive (including packaging).
Update your media seasonally or when you add new items.
We work with restaurants to create images specifically designed for third-party delivery platforms. That means lighting, angles, and compositions proven to perform well in crowded feeds and on small screens.
Berridge Media offers:
Menu item photography (individual dishes and combos)
In-restaurant or kitchen lifestyle shots
Mobile-friendly crops and optimized file formats
Support in uploading or replacing visuals across your listings
You invest in ingredients, staff, and service; make sure your online presence reflects that same level of quality. Your listing is often the first impression, and in many cases, the deciding factor for new customers.
Good food photography isn't about glamour; it's about clarity. What do you sell? Why does it look delicious? And how fast can I order it?
The better you answer those questions visually, the better your results on these platforms will be.

With a growing volume of speculation circulating online, it's essential to clearly explain what actually happened and what it means moving forward.
DJI's placement on the FCC's Covered List was not the result of a failed security audit.
Under federal law, designated U.S. security agencies were required to complete a formal security review of DJI systems within a mandated timeframe. That audit was not completed, and under the statute, the absence of a completed review automatically triggered DJI's placement on the list.
This distinction is critical. The action was procedural, not the outcome of an adverse security finding.
For years, DJI drones have been widely adopted by marketing media professionals across industries, including tourism, hospitality, commercial development, construction, and real estate, because of proven real-world performance rather than marketing claims.
These systems have consistently delivered:
Stable, predictable flight performance
Strong safety and redundancy features
High-quality imaging and data accuracy
Efficient workflows for licensed commercial operators
For marketing professionals, these capabilities are essential for producing accurate, compelling, and safe visual content at scale.
The FCC decision primarily affects future purchases and long-term service considerations, which has understandably introduced uncertainty for professionals who depend on this technology every day. It does not represent an immediate shutdown of existing, legally operated drone fleets.
At Berridge Media, our responsibility is simple: to operate safely and legally, and to deliver the highest-quality marketing media using the best tools available.
We fully support innovation and would readily adopt American-made drone solutions once they meet or exceed current professional standards for reliability, safety, and performance. Until then, policy decisions of this magnitude should be evaluated with real-world operational impacts in mind.
Importantly, we planned.
Our drone fleet is fully equipped, compliant, and operational, allowing us to continue serving clients without interruption. There is no change to our current drone services, workflows, or deliverables.
Clients can expect the same level of professionalism, reliability, and visual quality they trust Berridge Media for. Our pilots remain licensed and insured, our safety protocols remain in place, and our commitment to accuracy and storytelling remains unchanged.
We remain hopeful that future outcomes, whether through completed audits, policy clarification, or stronger domestic alternatives, will ultimately support both national security interests and the marketing professionals who rely on this technology every day.
As always, we will continue to closely monitor developments and advocate for practical solutions that balance public trust with real-world industry needs.
]]>Here's what's changing, why it matters, and how high-quality listing documentation can help minimize delays and make appraisals more efficient under the new standards.
Fannie Mae and Freddie Mac are replacing legacy appraisal forms (such as the 1004) with a fully redesigned Uniform Residential Appraisal Report (URAR) powered by the UAD 3.6 dataset.
Key changes include:
Appraisers must report standardized measurements with clear breakdowns of all finished and unfinished areas, including basements, additions, ADUs, outbuildings, and accessory spaces.
The new report format requires more photos documenting:
interior and exterior condition
improvements and systems
mechanicals
site features
neighborhood context
Adjustments must be backed by data, including documented trends, supply/demand conditions, and condition ratings supported by photos.
The long-used 1004D is being retired; appraisers will now use a Restricted Appraisal Update Report or a Completion Report, both of which require updated documentation and photos.
Beginning January 1, 2026, appraisers in both PA and NJ must complete federally mandated education on:
valuation bias
nondiscriminatory appraisal practice
Fair Housing regulations
This requirement, adopted by the Appraiser Qualifications Board and implemented at the state level, emphasizes the need for transparent, objective, well-documented property data.
Appraisers will require more complete and accurate data from the moment they step onto the property. Listings with poor, incomplete, or inconsistent documentation may require additional appraiser visits, slowing the process. Well-documented listings with accurate measurements, floor plans, and detailed photography support faster and more confident valuations.
Sellers may be asked to provide more evidence of upgrades, improvements, systems, and structural modifications. Clear pre-listing documentation helps reduce follow-up questions and the need for appraisers to revisit the property.
A more detailed and standardized appraisal helps prevent unexpected valuation issues but may slightly increase timelines if property data is incomplete.
Data inconsistencies will be flagged more easily under automated underwriting systems. High-quality listing media helps ensure faster appraisal processing and fewer value disputes.
Appraisers must gather more measurements, photos, and objective documentation, making efficient, accurate property data more critical than ever.
Berridge Media already provides services that can minimize the time an appraiser spends onsite and reduce the follow-up required to complete a compliant report.
Here's how:
An iGUIDE tour captures:
a complete, high-resolution virtual walk-through
detailed room-by-room floor plans
ANSI-compliant measurements
total finished and unfinished square footage
clear labeling of spaces, levels, and layouts
Because the new appraisal format requires accurate, standardized area reporting, measurements built directly into an iGUIDE significantly reduce the appraiser's on-site time and may reduce the need for repeat measurements.
Appraisers will now need:
clear floor plan layouts
exact dimensions
total GLA and non-GLA areas
labeled rooms and features
Berridge Media's floor plans provide appraisers with much of the data they need before they even step inside the property.
The redesigned URAR requires more photographic evidence than any previous version.
Berridge Media's photography packages include:
wide and detailed shots of all principal rooms
optional mechanicals, utilities, and system components
exteriors from multiple angles
site features
upgrades and notable improvements
High-quality visual documentation reduces the likelihood that an appraiser will need additional photos or clarifications.
For properties where land, location, or surrounding development may influence valuation, drone images help appraisers:
understand topography
the lot layout
evaluate positioning
contextualize surrounding structures or amenities
This directly contributes to faster, more accurate reporting.
The new appraisal rules require a more precise explanation of:
recent renovations
materials used
home condition
functional improvements
Berridge Media captures detailed photos that help verify these updates and reduce back-and-forth communication between agents and appraisers.
As appraisers shift to automated, structured systems, organized digital media matters.
Berridge Media delivers:
clearly labeled files
measurement reports
floor plans ready for inclusion
virtual tour links
downloadable high-resolution assets
This level of organization helps appraisers complete reports more efficiently under the new data requirements.
The appraisal system in Pennsylvania, New Jersey, and across the country is moving toward greater standardization, more documentation, and more detailed property analysis. For realtors, lenders, and sellers, this means that accurate, comprehensive property media isn't just helpful, it’s quickly becoming essential.
By providing ANSI-compliant measurements, robust photography, detailed floor plans, and complete digital property documentation, Berridge Media helps streamline appraisal workflows and reduce the need for repeat visits or clarification.
As the industry adjusts to the 2026 standards, clear and accurate property information will play a significant role in keeping transactions moving smoothly, and Berridge Media is equipped to support that process from the moment a listing goes live.

But what does this mean for agents, title companies, and homeowners? And should the rest of the country follow?
Let's break down what's happening, the pros and cons of putting real estate deeds "on-chain," and how this could affect the future of property ownership and transactions.
Tokenization refers to the process of converting ownership rights in a real estate asset into a digital token that exists on a blockchain, a secure, decentralized digital ledger. Think of it like a virtual deed stored in an encrypted, fraud-resistant format.
In Bergen County's pilot program, being developed in partnership with blockchain firm Balcony DAO, property deeds will be recorded on a blockchain instead of (or in addition to) traditional county record systems.
1. Improved Security
Blockchain records are tamper-proof and cryptographically secure. This reduces the risk of title fraud and clerical errors, two major pain points in today's title insurance process.
2. Faster Transactions
Traditional deed recording can take days or even weeks. Blockchain enables real-time updates, streamlining closings and making the title process far more efficient.
3. Transparency and Auditability
Blockchain's decentralized architecture creates a transparent system in which every transaction can be traced and verified. This can be a game-changer in disputes over ownership or property boundaries.
4. Cost Reduction
By automating aspects of the title search and insurance process, blockchain could lower closing costs and eliminate redundant administrative work.
5. Easier Fractional Ownership
Tokenized deeds could eventually open the door to fractional ownership models, making it easier to invest in real estate without buying an entire property.
1. Regulatory Hurdles
Title laws vary by state. Many local governments have outdated infrastructure or legal requirements that make blockchain adoption difficult. Federal clarity is still lacking.
2. Privacy Questions
While blockchain is secure, some critics worry about the public visibility of ownership data and transactions. Sensitive financial info may need to be encrypted or stored off-chain.
3. Tech Access and Learning Curve
Widespread adoption requires real estate professionals, title companies, and government offices to embrace new technology, something that may take time and education.
4. Risk of Centralization by Private Firms
Though blockchain is decentralized by design, county governments partnering with private tech companies like Balcony raises questions about data control and access.
New Jersey isn't the only place testing blockchain for real estate:
Cook County, Illinois, was among the first to pilot blockchain deed recording back in 2016.
South Burlington, Vermont, began recording property transactions on blockchain in 2018.
Miami-Dade County, Florida, and Wyoming have explored tokenization models for broader property tech applications.
But Bergen County's initiative stands out as the most significant and most ambitious effort to date.
While the average agent may not be dealing with blockchain deeds this year, the groundwork is being laid now. Professionals who understand how tokenization works—and how it may eventually reshape closing processes—will be better prepared to lead in a more digital future.
At Berridge Media, we're always watching the latest shifts in real estate technology so we can help our clients stay ahead. Whether it's drone media, 3D virtual tours, or future-ready listing strategies, we're here to make your business stand out in a changing world.

The American Real Estate Association (AREA) was founded to provide agents, brokers, and industry professionals with a non-political, pro-business platform for education, advocacy, and networking. Unlike NAR, AREA is not tied to mandatory MLS access or traditional commission structures, giving professionals more freedom and flexibility in how they operate.
AREA positions itself as a modern, tech-forward organization focused on transparency, innovation, and agent-first values.
In recent years, NAR has been under scrutiny for several reasons, including:
High-profile lawsuits over commission structures
Sexual harassment scandals involving leadership
Lack of transparency and slow adoption of tech-forward solutions
Mandatory dues that many agents feel offer little return
These issues have led to increased demand for alternative associations that are more responsive, less bureaucratic, and better attuned to the realities of modern real estate.
1. No Ties to Commission Rules
AREA members are not bound by the traditional commission-sharing rules that have landed NAR in legal hot water. This allows agents greater flexibility in structuring deals.
2. Lower Membership Costs
Many agents report that AREA offers benefits similar to or better than NAR's, at a fraction of the cost.
3. Education and Tech Support
AREA emphasizes continuing education, legal compliance, and access to emerging tech that empowers agents to build their businesses.
4. Professional Representation Without Politics
AREA avoids partisan entanglements and focuses solely on the real estate profession.
While NAR has long held a near-monopoly on professional real estate representation, that dominance is no longer a given. As new generations of agents enter the market and seasoned professionals demand more value for their membership dues, organizations like AREA are quickly gaining traction.
The real estate industry is changing, and so are the expectations of its professionals. If you're a Realtor feeling disillusioned with NAR, or simply curious about what else is out there, the American Real Estate Association is worth a closer look.
At Berridge Media, we support agents who are forward-thinking, independent, and committed to delivering value to their clients. Regardless of your affiliation, we're here to help you stand out.

]]>Let's explore the pros and cons of a 50-year mortgage and what experts, such as Lawrence Yun, Chief Economist for the National Association of Realtors (NAR), have said about its potential impact.
1. Lower Monthly Payments
The most obvious benefit is a lower monthly payment than with 30- or 15-year loans. Stretching the loan over 50 years allows more breathing room in a buyer's monthly budget, especially in high-cost areas.
2. Increased Buying Power
With a longer term and lower monthly payment, buyers may qualify for more expensive homes. This could be appealing in markets where entry-level homes are scarce.
3. Short-Term Flexibility
Some borrowers use long-term mortgages as temporary tools, planning to refinance or sell before the full term is up. This could provide short-term relief without long-term commitment—assuming rates and market conditions stay favorable.
1. Higher Total Interest Paid
Because you're paying interest for a more extended period, a 50-year mortgage could mean significantly higher total interest, sometimes hundreds of thousands of dollars more over the life of the loan.
2. Slower Equity Building
In the early years of a mortgage, most of your payment goes toward interest. With a 50-year loan, it could take decades to build significant equity, leaving you vulnerable if property values drop.
3. Limited Lender Availability & Terms
These loans aren't yet mainstream, so finding one may be difficult—and you may end up with higher interest rates or unfavorable terms.
Lawrence Yun, NAR's Chief Economist, expressed skepticism about 50-year mortgages as a long-term solution to housing affordability. In a recent conversation reported by Inman News, Yun noted:
“A 50-year mortgage may lower the monthly payment, but it doesn’t make the home more affordable. It simply delays the payment pain. Buyers need real affordability solutions—more supply and better income growth.”
Yun has also emphasized that affordability solutions need to address the supply side of the housing market, calling for new construction, zoning reform, and broader access to financing.
A 50-year mortgage might sound appealing at first glance, especially for buyers struggling to break into the market—but it's not a magic solution. The longer payoff timeline and high total interest costs can present serious financial challenges over time.
If you're considering an alternative mortgage structure, it's essential to consult with a trusted financial advisor and weigh all your options.

Posting videos that still have TikTok or other platform watermarks on them.
Most social media platforms prioritize native content, that is, content created and uploaded directly within their ecosystem. When you upload a reel to Instagram with a TikTok watermark (or vice versa), the algorithm recognizes that it's reposted content.
📉 Result: Your video may be suppressed or shown to far fewer users.
Instagram confirmed in 2021 that videos with visible watermarks from other apps are less likely to be recommended on the Reels tab or Explore page. This still holds in 2025.
You're not just creating content for fun, you're using video to:
Showcase properties
Build your personal brand
Educate your audience
Attract referrals and leads
If your reach is being throttled, you're wasting time and missing opportunities.
Here are some tips to avoid watermark issues:
✅ Use video editing apps that don't embed watermarks (like CapCut, VN, or InShot).
✅ Download your video before publishing on TikTok (use the Save without watermark feature in your drafts).
✅ Use cross-platform schedulers (like Metricool or Social Pilot) that let you post without watermarks.
✅ Hire a media team (like Berridge Media) that creates original, watermark-free content formatted for every platform.
Your real estate video content is too valuable to be ignored by the algorithm. Removing platform watermarks ensures your reels have the best chance at being seen, shared, and driving results.
At Berridge Media, we specialize in professional real estate video, formatted for every platform and optimized for engagement.

At Berridge Media, we work closely with real estate professionals across the Mid-Atlantic region, and we take data compliance seriously. Let's break down what this new Zillow/ChatGPT integration could mean, and why it might spell trouble for the industry.
The Internet Data Exchange (IDX) system allows MLS participants (agents, brokers, and their vendors) to display listings across approved platforms in a fair and regulated way. The intent is to level the playing field, ensuring that:
All listings receive equal visibility
Data is presented in a compliant and non-discriminatory format
MLS participants retain control over how their listings are used
IDX agreements have strict terms. Syndicated listings are typically only allowed on pre-approved websites or platforms that follow the MLS's display guidelines. That's where the new Zillow integration with ChatGPT raises red flags.
ChatGPT is not an IDX participant and is not governed by MLS rules. When Zillow pushes listings into ChatGPT, it opens the door for AI-generated responses based on user prompts like:
"Where are the best neighborhoods for families?"
"Which areas are safest for women?"
"Where should I live if I'm a retiree?"
While ChatGPT is designed to be neutral, it can unintentionally favor specific zip codes, property types, or demographics, creating a scenario that closely resembles digital steering, a direct violation of Fair Housing laws.
Worse, there is no audit trail. Unlike IDX-compliant websites, ChatGPT doesn't display listings consistently or provide equal access to all properties. That makes MLS enforcement nearly impossible and exposes listing agents and brokerages to compliance risk.
Under the Fair Housing Act, any form of discrimination or bias, intentional or not, is subject to legal scrutiny. Steering, redlining, and discriminatory recommendations are prohibited by law.
By enabling listings to be filtered and surfaced based on user prompts in ChatGPT, Zillow is blurring the lines of compliance. As a result:
Agents may unknowingly violate Fair Housing standards
Brokerages could be liable for bias introduced by third-party AI
MLSs may face pressure to restrict Zillow's access to listing data
Even if the risk is unintentional, the liability is absolute, and it won't be Zillow's legal team footing the bill if something goes wrong. It could fall on the listing agent or broker.
✅ Demand transparency from Zillow. Ask your MLS and broker whether your listings are being syndicated into ChatGPT, and whether you gave consent.
✅ Advocate for updated IDX guidelines. MLS boards need to catch up with emerging tech and address AI-specific use cases in their data licensing agreements.
✅ Protect your listings with trusted partners. At Berridge Media, we help agents stand out with professional, compliant media you control —not a tech platform.
✅ Educate your sellers. Your clients may not want their homes listed on platforms that use AI in ways they didn't agree to.
Technology should empower agents, not replace or endanger them. Zillow's move to inject IDX data into ChatGPT may be innovative, but it's also a legal and ethical minefield. If you're a real estate agent or broker, now is the time to speak up, stay informed, and work with marketing providers who prioritize your compliance, your listings, and your clients.

While the ink on the deal is still drying, one thing is clear: the industry is about to undergo a massive transformation. And agents, brokerages, and consumers alike should pay attention.
Compass has long branded itself as a tech-forward, agent-first brokerage. With deep Silicon Valley ties and a sleek digital platform, the company has worked aggressively to gain market share in high-end and urban markets.
Anywhere Real Estate is a legacy powerhouse, responsible for some of the most recognizable names in the business. Though its traditional franchise model has faced increasing pressure in recent years, it still holds one of the largest market footprints in the country.
A Battle of Cultures
Compass is known for its modern, often exclusive feel. Anywhere's brands serve a broader demographic, including suburban and rural markets. Merging these cultures may cause friction or create a hybrid powerhouse.
Tech Consolidation
Expect Compass' proprietary tools to be pushed across Anywhere's brands. That could mean more digital resources for agents, but also less autonomy for brokerages that previously relied on different platforms.
Fewer Options for Agents
With consolidation comes fewer brokerage choices. Independent agents may find themselves being absorbed into an unfamiliar structure or pushed toward independents or boutique firms.
Brand Identity Crisis
What happens to iconic brands like Century 21 or ERA? Do they fade under Compass' banner, or does Compass leverage the brand recognition? Agents may need to adjust their marketing approach depending on the strategy.
For homebuyers and sellers, this merger could simplify access to tools and listings, but it may also reduce the diversity of options. More than ever, real estate consumers will need to research not just homes, but also who's representing them and what company stands behind them.
Some markets may experience hyper-consolidation, with Compass controlling listings, agents, and even ancillary services like mortgage, title, and insurance. That raises antitrust concerns and questions about whether such power benefits or harms the consumer.
This is a prime moment for boutique brokerages and independents to differentiate themselves. While Compass moves toward national standardization, smaller firms can focus on hyper-local knowledge, personalized service, and flexibility.
As consolidation continues, agents may seek more control, better splits, or a culture that fits their needs, which they can't find in a mega-brokerage. There's an opportunity here for smaller firms to grow if they market smartly and invest in building their brand.
In a world where big brands are blending, your personal brand matters more than ever.
Whether you're staying with a legacy brokerage, transitioning to Compass, or going independent, Berridge Media provides:
Custom real estate photography, video, drone, and iGUIDE services
Floor plans, dedicated listing websites, and social media clips
Strategic branding and media packages for agents and brokerages
Marketing content that sets you apart in a crowded market
Now is the time to invest in your identity, not just your listings.
The industry is changing fast. Whether Compass becomes the Amazon of real estate or stumbles under its own scale, one thing is sure:
Your voice, your image, and your service will define your success.
Stay smart. Stay visible. And if you're ready to stand out, Berridge Media is here to help.

So ask yourself: is your photo saying "professional, trustworthy, and confident"? Or is it saying "I cropped myself out of a wedding photo"?
At Berridge Media, we believe your image deserves the same level of care and strategy as your business. Here's why your cell phone selfie isn't doing you any favors, and what a professional headshot can do instead.
Sure, today's smartphones take decent pictures. But there's a difference between taking a photo and crafting an image.
A professional headshot isn't just a photo; it's a visual representation of your personal brand. It's lit correctly, composed with purpose, and guided by a photographer who understands how to bring out your confidence and authenticity.
Harsh bathroom lighting or an overexposed outdoor selfie doesn't scream "professional." A good headshot utilizes soft, flattering light and angles that enhance your features, rather than distorting them.
Professional photographers know how to guide posture, pose, and expression to capture the best version of you.
According to Princeton research, people make a judgment about your trustworthiness in just 1/10th of a second. And they're not basing it on your credentials, they're basing it on your face.
In real estate, coaching, consulting, sales, or any client-facing profession, your photo is part of the buying decision. A blurry, low-quality, or overly casual image sends the wrong message before you even speak.
Just like you wouldn't hand out a wrinkled business card or launch a website with typos, using a poor-quality headshot undercuts your credibility.
A high-resolution, expertly edited headshot is an asset you can use across your entire marketing ecosystem:

That's why recent headlines regarding Federal Reserve Governor Lisa Cook have raised serious concerns across the financial and real estate communities.
Lisa D. Cook is an American economist and academic, best known for her work on economic history, innovation, and racial and gender disparities in economics. She holds degrees from Spelman College, Oxford University (as a Marshall Scholar), and a Ph.D. from the University of California, Berkeley. She has also served as a professor of economics and international relations at Michigan State University.
In 2022, President Joe Biden nominated Cook to serve on the Board of Governors of the Federal Reserve, making her the first Black woman to hold that position. Her nomination was contentious, drawing criticism from some economists and lawmakers who questioned whether she had enough experience in monetary policy. Despite the controversy, she was confirmed by a narrow vote in the U.S. Senate (a tie vote broken by then-Vice President Kamala Harris) and began her term in May 2022.
In 2024, Cook was reappointed for a full 14-year term, facing a highly partisan confirmation process once again. While many celebrated the historic nature of her appointment, others remained skeptical about her qualifications and professional track record.
Now, reports have surfaced suggesting that Cook may have been involved in a case that appears to be mortgage fraud. According to investigative reporting by The Daily Wire, Cook was listed as a co-owner on a Washington, D.C. property that was the subject of a highly questionable mortgage transaction.
Key details include:
A mortgage loan was issued based on false information, including claims of primary residence occupancy and inflated income.
The co-borrower of Cook's reportedly did not reside at the property as stated in the loan application.
The property was used as a rental, contradicting the terms of the loan.
Loan documentation allegedly contained discrepancies related to Cook’s stated employment and financial responsibilities.
Critics argue that even if Cook was not the primary actor in these misrepresentations, her involvement as a co-borrower raises serious questions about oversight, transparency, and potential complicity.
No formal legal charges have been filed, and Cook has not publicly addressed the claims in detail. However, the seriousness of these allegations, given her position on the nation's highest monetary policy board, demands closer examination and accountability.
The Federal Reserve doesn't just set interest rates. It shapes national lending policy, housing affordability, and mortgage accessibility for millions of Americans. The real estate market relies heavily on trust between buyers and lenders, agents and clients, policymakers and the public.
When a Federal Reserve official is under scrutiny for potential mortgage fraud, it sends the wrong message at a particularly inopportune time.
🏠 Homebuyers are already battling high interest rates, inflation, and limited inventory.
🏦 Lenders and mortgage brokers are tightening requirements.
🤝 Real estate professionals are doing everything they can to maintain transparency and ethics in every transaction.
Having someone in a position of enormous influence facing allegations of misrepresenting property information erodes public trust and could destabilize confidence in the very institutions we rely on.
This isn't a partisan argument. It's a question of character, credibility, and qualifications. Public officials, especially those tasked with shaping the direction of our national economy, must be held to the highest ethical standards.
Even the appearance of misconduct undermines the legitimacy of the Federal Reserve and complicates the already fragile relationship between policy and public trust.
In any industry, whether it's real estate, finance, or governance, integrity matters. And when those in power are expected to lead, they must do so without question marks over their ethics or honesty.
At Berridge Media, we support the professionals, families, and entrepreneurs who depend on a fair, transparent, and accountable real estate system. That's why we believe that any official connected to possible mortgage fraud should not serve on the Federal Reserve Board.
It's not just about real estate. It's about protecting the institutions that support our economic future.

I had just finished an overnight shift at Bucks County 9-1-1. It was 6:00 AM, and after 12 hours of dispatching emergency calls, I headed home and went to bed, completely unaware of what the next few hours would bring.
Not long after the first plane struck the North Tower, my pager went off. I was Ladder Lieutenant with the Warminster Fire Department at the time, and we were being dispatched for a fire alarm at the local Kohl's. As I was walking into the firehouse, another member mentioned that a plane had hit the World Trade Center. Like many people in those first moments, I assumed it was a tragic accident. I responded, "We'll watch the news about it when we get back."
We made it back just in time to see the second plane hit the South Tower.
We all knew then—this was no accident. We were under attack.
I don't think any of us at the station moved from that TV for the rest of the morning. We watched in disbelief, in horror, and in silence as the day unfolded. We watched the towers fall. We watched brave firefighters and police officers run into buildings that would soon collapse. We watched Americans come together in ways we hadn't seen in generations.
We also watched the coverage of the Pentagon being hit. It was surreal to see one of the most secure buildings in the world engulfed in flames. At that point, we didn't know how far this would go or where the next target might be.
It hit close to home in more ways than one. Warminster had once been home to a Navy research base—Johnsville Naval Air Station, later known as NADC or NAWC. Although it was closed before 9/11, its legacy and presence in the community remained fresh in our minds. Just a few miles away was Willow Grove Joint Naval Air Station, still active at the time. Were those military installations potential targets? Could Philadelphia be one?
The weight of that thought was real. And yet, duty still called. I had to pull myself away from the screen and try to get some sleep. I had another 12-hour dispatch shift starting that night. I may have gotten three hours.
When I returned to the dispatch center, the mood was heavy. It was quiet in a way I'd never experienced there before. Everyone was subdued. Everyone had a story—where they were, who told them, how they felt when they saw the smoke, the fire, the collapse.
However, something else was in the air that night as well.
For a short time, we were one.
One country. One voice. One community. United not by politics or background, but by heartbreak, resilience, and a sense of shared identity.
Berridge Media exists today because I've always believed in service. Whether it was as a firefighter, a 9-1-1 dispatcher, or now as a visual media professional helping businesses and homeowners tell their stories—I've always felt called to serve my community.
September 11th reminds me why.
It reminds me of the fragility of life and the strength of our people. It reminds me that behind every address we photograph, every business we film, and every property we fly a drone over—there's a story worth preserving.
So today, we remember. We honor the lives lost. We thank the heroes. And we hold on to that brief but powerful moment when we were all one.
Never forget.

Zillow, Realtor.com, and Homes.com
Broker sites and listing portals
Social platforms like Instagram, Facebook, and YouTube
✅ We also provide a dedicated property website with every session, perfect for sharing on social media, in emails, and in advertising.
We offer media packages that include square, vertical, and story-sized crops so you can reach buyers wherever they scroll.

Here's why you shouldn't slow down your marketing this fall, and how Berridge Media can help you stand out:
Buyers looking in the fall are typically more serious about their purchases. They may be relocating for work, downsizing before winter, or trying to close before the holidays. These clients don't have time to waste, and a compelling listing presentation can make all the difference.
Pro Tip: Professional photography and drone shots showcasing autumn colors can help your listing stand out in the feed and differentiate it from the competition.
As many sellers wait until spring, fall listings face less competition. This means well-marketed properties have a better chance of capturing attention and attracting multiple offers—especially if your media tells a compelling story.
Floor plans, 3D virtual tours, and high-resolution images help buyers visualize the space, making them more likely to schedule a showing.
Fall evokes a sense of warmth, family, and nostalgia. When your listing media captures these emotions, through cozy interior shots, golden-hour lighting, and seasonal curb appeal, it taps into the buyer's imagination and can accelerate the decision-making process.
In both PA and NJ, local festivals, community events, and school calendars drive relocation decisions. From Bucks County to the Jersey Shore, families are eager to settle in before the year ends.
Highlighting neighborhood features and local lifestyle through video walkthroughs or neighborhood reels can give your listings a potent edge.
We specialize in real estate marketing media designed to convert browsers into buyers. Marketing media includes:
✅ Stunning interior and exterior photography
✅ Drone/aerial media showcasing fall foliage
✅ Floor plans and iGUIDE 3D virtual tours
✅ Video walkthroughs and social media clips

Here’s why scheduling professional exterior listing photos in late summer or early fall is one of the smartest moves you can make:
Snow, bare trees, gray skies, and dead landscaping don’t exactly scream “dream home.” Winter listing photos often appear cold, uninviting, and lack the curb appeal that buyers desire. If your property looks like it was photographed in a blizzard, you may be losing showings before they even happen.
Green grass. Blooming landscaping. Blue skies. These details help buyers emotionally connect with a home, even if they’re shopping in January. A warm, well-lit exterior photo can make a massive difference in how a house is perceived and how quickly it sells.
While other winter listings are limited to dreary curb shots, yours will stand out with vibrant, inviting imagery. A little prep now means your listing will look better and stand out more in the colder, slower season.
Waiting until the last minute to grab exterior photos in November or December? You’re rolling the dice. Rain, snow, or freezing temps can delay shoots, or worse, force you to settle for subpar images.
Even if you’re not 100% ready to list yet, getting your exteriors done now gives you flexibility. When the time comes, you’ll have professional imagery prepared, regardless of the weather conditions.
We offer exterior-only photo sessions with fast turnaround so you can capture the beauty of your property while the weather’s still on your side. Every image is professionally edited, MLS-ready, and designed to help your listing stand out.
📍 Serving PA & NJ: Bucks County, Montgomery County, Lehigh Valley, the Poconos, the Jersey Shore, and more.

Here's a recap of the key lawsuits currently facing Zillow and what they mean for the industry:
Several lawsuits have been filed against Zillow in connection with its Premier Agent program, which allows agents to pay for placement on listings that aren't their own. Plaintiffs argue that this confuses consumers and unfairly redirects leads away from listing agents.
🔍 Key Issues:
Whether Zillow's display of non-listing agents violates consumer protection laws
Allegations of deceptive practices that blur the lines between agent roles
📌 Status: Ongoing legal scrutiny, with proposed regulatory oversight or reform of lead generation and advertising practices.
In one of the most publicized cases, the now-defunct discount brokerage REX (Real Estate Exchange) sued Zillow and the National Association of Realtors (NAR), alleging anticompetitive behavior. REX claimed Zillow's site relegated its non-MLS listings to a hidden tab, favoring MLS-backed listings and harming competition.
🔍 Key Issues:
Zillow's cooperation with NAR and MLSs
Visibility of alternative brokerage models
📌 Status: Dismissed in 2023, but continues to fuel antitrust concerns in the industry.
Zillow's short-lived iBuyer program, Zillow Offers, ended in 2021, but not without backlash. Multiple class action lawsuits followed, accusing the company of:
Misleading investors about the financial viability of the program
Artificially inflating home prices
Mishandling consumer trust
📌 Status: Some investor claims remain active; others have been settled or dismissed.
Following the collapse of the iBuyer program and a steep decline in Zillow's stock value, shareholder lawsuits have alleged that executives misled investors and failed to disclose the risks adequately.
🔍 Key Issues:
Corporate governance
Transparency in financial reporting
📌 Status: Under review, with increasing pressure from regulators and investors.
Zillow is also engaged in legal disputes with major real estate rivals Compass and CoStar (parent company of Homes.com).
Zillow vs. Compass: In July 2025, tensions escalated when Zillow publicly stated it was under no legal obligation to work with Compass. The dispute centers on data sharing, platform access, and Zillow's refusal to reinstate Compass listings after technical and contractual disagreements. This follows years of tension over employee poaching and data practices. (Real Estate News)
Zillow vs. CoStar: On July 30, 2025, CoStar filed a lawsuit against Zillow alleging systematic copyright infringement involving listing photos. The suit claims Zillow copied and displayed thousands of CoStar-owned images without permission or licensing, constituting a large-scale IP violation. This legal move marks a significant escalation in the rivalry between Homes.com and Zillow. (Real Estate News)
📌 Status: Active business rivalry with legal components under regulatory and industry scrutiny.
These lawsuits reinforce what many real estate professionals already suspect: Zillow is not built to serve agents, it's built to serve itself.
🔸 Agents pay to compete on their listings.
🔸 Consumers are often misled or confused.
🔸 Platforms like Zillow control the visibility, messaging, and lead flow.
It's a reminder that agents must own their marketing, control their online presence, and invest in media and platforms they can trust.
At Berridge Media, we help agents stay competitive through:
✅ High-quality photography, drone, and video marketing
✅ iGUIDE 3D virtual tours and floor plans
✅ Content you can use anywhere, on your website, Google profile, and social channels
📸 Tired of renting visibility from Zillow? Let Berridge Media help you build a brand that stands on its own.

The FAA Part 107 Remote Pilot Certificate is required for anyone operating a drone for commercial purposes in the United States. This includes real estate listings, roof inspections, construction documentation, event coverage, and promotional videos.
Certification ensures that the pilot understands airspace regulations, safety protocols, and FAA compliance—protecting you, your business, and the public.
📛 You May Be Held Liable
If the unlicensed pilot violates airspace restrictions or causes property damage or injury, you—the hiring party—could be named in legal claims or lawsuits.
💸 Civil Penalties from the FAA
The FAA can fine individuals up to $1,100 per violation and businesses up to $11,000 per incident for knowingly using an unlicensed pilot for commercial drone work.
📉 Insurance May Not Cover You
If an incident occurs, and it’s discovered that the drone operator was unlicensed, your business insurance—or theirs—may refuse to pay out.
🛑 Reputational Risk
Cutting corners with unlicensed operators can hurt your brand, especially in regulated industries like real estate, construction, or public-sector contracting.
✅ Ask for Their FAA Part 107 Certificate – A legitimate drone operator should be able to provide proof of licensing immediately.
✅ Verify Commercial Drone Insurance – Make sure the pilot has appropriate coverage, not just a consumer-grade policy.
✅ Check Their Portfolio & Compliance Practices – Do they avoid no-fly zones? Use proper airspace authorizations? File flight plans when required?
✅ Work with Verified Providers Like Berridge Media – We are fully insured and Part 107 certified with years of safe, compliant flying under our belt.
Cheap drone work can cost you more than you bargained for. Don’t risk fines, lawsuits, or brand damage just to save a few bucks.
📸 Work with a licensed pro. Work with Berridge Media. FAA Part 107 certified. Fully insured. Professionally experienced.
Because when the drone goes up, your reputation is on the line.

Century 21 is one of the most iconic names in the American real estate industry. Known for its gold jackets and national name recognition, the brand once dominated many suburban markets. But in the Philadelphia Metro region, Century 21 appears to be shrinking—with fewer offices, less visible marketing, and declining agent rosters.
So what's going on? And more importantly, what can be done to reverse course?
🔻 Office closures and rebranding
Several Century 21 branches in the Philadelphia area have either closed or rebranded under new brokerages. The Century 21 office in Southampton, Bucks County, PA has become a Keller Williams (KW) office. The Levittown, Bucks County, PA office is now a part of Opus Elite Real Estate.
👥 Aging agent base with few recruits
While other brokerages have aggressively recruited younger agents and influencers, Century 21 appears to be relying on legacy agents who may not be as active on modern social media platforms.
📉 Minimal digital presence
Scroll through Instagram or TikTok in Philly, and you'll rarely see Century 21 in the mix—that lack of visibility matters, especially to millennial and Gen Z buyers.
Increased competition from boutique brokerages
The rise of local brands and tech-forward companies (like Compass, Redfin, and independent shops) has eaten into Century 21's market share.
Lack of local marketing investment
Many offices rely on outdated tactics, such as flyers, postcards, and slow websites, while competitors are investing in drone video, social media, and hyperlocal SEO.
Perception of being "outdated"
The brand's once-bold identity now risks being perceived as stale or corporate, especially in comparison to newer, more agile competitors.
Corporate structure that limits agility
Franchise models can make it challenging for offices to adapt quickly or personalize their marketing efforts.
✅ Invest in Localized, Modern Media
Professional photo, video, drone, and 3D tours should be the baseline. Brokerages should partner with local media experts (like Berridge Media) to upgrade their visual presence.
✅ Empower Agents with Personal Branding
Rather than relying solely on the Century 21 brand, help agents build their own identities online through personal content, video marketing, and consistent storytelling.
✅ Refresh the Digital Strategy
Update websites. Focus on Google Business Profiles. Launch geo-targeted ad campaigns. Start showing up where modern buyers are searching.
✅ Recruit Creatively
Attract younger agents by offering video content packages, social media training, and mentorship from top producers—not just commission splits.
✅ Partner with Local Influencers and Creators
Bridge the visibility gap by aligning with regional creators who can introduce the brand to new audiences.
Century 21 isn't dead, but it is quiet. And in a market as competitive and fast-moving as the Philadelphia Metro, silence equals lost opportunity.
The brand still carries recognition, but without localized marketing, digital agility, and modern media, it risks becoming irrelevant.

The answer isn't black and white, but the disruption is real. Let's explore how Zillow is reshaping the market, the ripple effects on buyers and agents, and what the future may hold.
Zillow's "Zestimate" is one of its most well-known features, but also one of the most controversial. While marketed as a helpful starting point for homebuyers, Zestimates are often inaccurate, with wide variances from actual market value. This can mislead both buyers and sellers, undermining the role of agents who rely on local expertise and comparable sales.
🧮 The impact: Sellers may overprice based on inflated Zestimates, while buyers question the agent's advice if it doesn't match Zillow's automated valuation.
Through its Premier Agent program, Zillow profits by selling buyer and seller leads back to realtors, often on listings they didn't generate. This practice not only increases agent costs but also breaks the direct connection between listing agents and prospective clients.
💸 The impact: Agents pay increasing fees to appear on their listings. Meanwhile, consumers are often confused about who the "real" agent is.
Zillow's growing influence over search, advertising, valuations, and even transaction services has led many buyers and sellers to question whether they need an agent at all. Some newer consumers view Zillow as a one-stop shop, even though it doesn't represent clients, negotiate deals, or provide local insight.
⚠️ The impact: Agents must work harder to prove their value in a landscape where third-party platforms dominate visibility and control the narrative.
In 2021, Zillow became a licensed brokerage in many states. While it initially stated it wouldn't compete with agents, it now holds active licenses and operates under the Zillow Homes brand. This dual role—competing with and profiting from agents—has drawn significant criticism from the industry.
🏢 The impact: Agents are funding a system that may be designed to replace them.
While Zillow isn't going away, real estate professionals can protect and grow their businesses by:
✅ Doubling down on local expertise – Zillow doesn't know your market like you do. Make that your superpower. ✅ Owning your marketing – Invest in your website, social media presence, and Google Business profile. ✅ Using high-quality media – Great visuals make your listings stand out on any platform. ✅ Educating clients – Help buyers and sellers understand the difference between convenience and accurate representation.
At Berridge Media, we support agents with professional photography, video, drone services, floor plans, and iGUIDE 3D tours—tools that help agents stay competitive in a tech-driven world.
📸 Want to stand out in a Zillow-saturated market? Let Berridge Media help you build a brand that buyers and sellers trust.

Here's the truth: While high-quality marketing is essential, it's not the only factor that influences a home's time on the market. Let's explore some of the most common reasons great-looking listings stall—and what agents can do about it.
This is the #1 reason a listing lingers. No amount of beautiful media can overcome overpricing. Today's buyers are informed and data-driven—if a home is priced out of alignment with comparable sales or local market trends, it will likely be overlooked.
✅ What to do: Reassess comps, gather feedback from showings, and have an honest pricing conversation with the seller.
Interest rates, inventory levels, and buyer sentiment all impact demand. A home that would have sold in a weekend a year ago may now take longer to sell due to changing market conditions.
✅ What to do: Stay up-to-date with local market statistics and adjust your strategy to match current buyer behavior.
Great visuals get buyers through the door—but the in-person experience must match expectations. Poor staging, lingering odors, clutter, or deferred maintenance can all deter buyers.
✅ What to do: Encourage sellers to deep clean, declutter, and consider professional staging or touch-ups to enhance the property's presentation.
Backs to a highway? Funky floor plan? Lacks outdoor space? Some issues can't be changed, but they can be addressed through pricing, creative marketing, or staging that emphasizes other strengths.
✅ What to do: Acknowledge objections and highlight compensating features.
Sometimes the issue isn't the home—it's the listing strategy. A lack of follow-up, minimal networking, or poor communication can all contribute to stagnation.
✅ What to do: Revisit your showing schedule, syndication strategy, email outreach, and buyer feedback collection.
Even when a listing doesn't sell immediately, great visuals serve a purpose:
They attract more showings
They enhance your brand as an agent
They help relaunch price drops or repositionings with impact
At Berridge Media, we're committed to ensuring your listings stand out—no matter the market. But marketing is just one piece of the puzzle. Smart pricing, clear communication, and an adaptive strategy make all the difference.

Perhaps the most publicized issue shaking the foundation of NAR is the wave of antitrust lawsuits targeting the association's commission-sharing rules. The landmark Sitzer/Burnett verdict in 2023 resulted in a $1.8 billion judgment against NAR and several major brokerages. Plaintiffs argued that NAR's rules artificially inflated buyer agent commissions by requiring sellers to offer compensation to them. This ruling has triggered a chain reaction of additional lawsuits nationwide.
Not only is this a legal and financial crisis, but it also threatens the structure of how agents are compensated, and NAR has been accused of failing to modernize or adapt quickly enough to protect members' interests.
Source: CNN Business
In August 2023, NAR President Kenny Parcell resigned following allegations of sexual harassment and a toxic workplace culture. This was not only a public embarrassment but also raised serious questions about accountability and leadership at the organization’s highest levels. Many members felt that NAR's response was slow and tone-deaf.
Source: New York Times
Many realtors argue that NAR focuses more on political lobbying and national-level visibility than on supporting working agents in their day-to-day businesses. The rising costs of dues, limited practical resources, and lack of transparency have led some to wonder whether their membership delivers real value.
Some MLSs and brokerages have begun decoupling from NAR, citing a desire to better serve agents without being tied to outdated mandates or scandal-tainted leadership.
Source: HousingWire
Real estate agents are increasingly demanding more from their associations. Some are advocating for local and regional alternatives to NAR, while others are focusing on strengthening their brands, investing in high-quality media, and creating direct value for their clients, regardless of what’s happening at the national level.
At Berridge Media, we support agents with tools that truly make a difference: professional real estate photography, video, floor plans, drone services, and iGUIDE 3D tours that help agents win listings and close deals more efficiently.
NAR is at a crossroads. Whether it can regain trust and relevance remains to be seen. But one thing is clear: agents can’t afford to wait. It's time to take control of your brand, your marketing, and your future—regardless of what’s happening at the top.

Why? Because floor plans are no longer a luxury—they’re a must-have marketing tool. And in many MLS systems, they’re quickly becoming a requirement.
📏 They Help Buyers Visualize the Space
Photos give buyers a feel for the look and style of a home. But floor plans provide context—room sizes, flow, and layout. According to Zillow, 56% of home buyers said floor plans are a very useful feature when viewing a listing, making them second only to photos in importance.
🧭 They Improve Engagement
Listings with floor plans consistently see longer viewing times and more clicks. A 2022 report by Rightmove (UK) found that floor plans can increase listing engagement by up to 52%.
🛑 They Reduce Unqualified Showings
Buyers who see a floor plan can more easily determine whether the home fits their needs, which reduces unnecessary showings and wasted time for agents and sellers.
💼 They Make You Look More Professional
Including a clean, accurate floor plan adds polish to your listing presentation. It shows that you’re invested in giving your clients the best tools to market their home.
More MLS systems are starting to mandate or encourage the use of floor plans:
REBNY RLS (NYC) now requires a floor plan on all exclusive residential listings.
Stellar MLS (Florida) recommends floor plans and includes a checkbox to indicate whether one is present.
Bright MLS (Mid-Atlantic) has added support for floor plan uploads and is increasingly emphasizing listing media standards.
Industry trends show that floor plans are moving from "nice-to-have" to "expected," and agents who adopt them early are positioning themselves as leaders in their market.
We believe high-quality marketing shouldn’t be complicated or expensive. That’s why we now include a professionally created floor plan with every listing photo shoot. No add-on fees, no surprise charges—just added value.
Whether you’re listing a 2-bedroom condo or a 6,000-square-foot estate, a floor plan helps buyers connect with the property and helps you stand out from the competition.

Aryeo has been a popular platform in the real estate media space, but in 2023, Aryeo was acquired by Zillow. As Zillow continues to evolve into a more direct competitor to agents, brokerages, and independent media companies, we felt it was important to align our operations with a platform that fully supports independent creators and real estate professionals—not one owned by a corporate listing giant.
Spiro is an innovative, photographer-first platform that puts customer service, speed, and independence at the forefront. Here’s what this switch means for you:
✅ Faster turnaround times for your photos, videos, floor plans, and 3D tours
✅ A more intuitive ordering experience for scheduling and accessing your media
✅ Better communication tools between you and our media team
✅ Stronger alignment with platforms that prioritize agents—not Zillow’s ecosystem
Going forward, all new listing media from Berridge Media will be delivered through Spiro’s client portal. You’ll still get the same great service, same high-quality visuals, and even easier access to your downloads, property websites, and marketing kits.
We’re committed to helping agents own their brand, protect their leads, and market listings with clarity and confidence. This move is part of our mission to stay 100% independent and client-first.
📲 Have questions about using the new system? We’re here to help every step of the way. As always, thank you for trusting Berridge Media!

Here's a closer look at how Zillow may be working against you—and how to regain control of your listings, leads, and livelihood.
In 2021, Zillow transitioned from being just a listings platform to an iBuyer, purchasing homes directly through Zillow Offers (now shuttered), and later pivoted to becoming a real estate brokerage through Zillow Homes. Although Zillow says it won't act as a traditional brokerage, its license allows it to control listings and potentially eliminate agents. (Source: Inman)
When you list a property on Zillow, you're often forced to pay for enhanced exposure to get your listing seen, while other agents can pay to appear on your listing as the contact agent. This confuses buyers and dilutes your brand. According to a 2024 report by The Real Deal, nearly 60% of buyer leads from Zillow go to agents who aren't the listing agent.
Zillow's Premier Agent program charges hefty fees to feature agents. Still, many agents report that the quality of leads has declined, and buyers are often unresponsive or unaware of why they were contacted. As lead prices increase, many realtors are stuck in a cycle of paying more for diminishing returns. (Source: HousingWire)
Zillow-branded listings mean your hard-earned media, relationships, and reputation are showcased under Zillow's banner. It's their name on the listing, not yours. Agents who've invested in quality photography, video, and marketing are giving Zillow the credit instead of owning their digital presence.
Skip the middleman. Use platforms like kvCORE, Sierra Interactive, or Chime to build your listing portal and lead funnel. When leads come through your site, they're 100% yours.
Your next buyer or seller is already scrolling. Build local visibility and trust by posting consistently, leveraging video, and optimizing your Google Business Profile.
Your listings should look amazing, with or without Zillow. At Berridge Media, we create high-quality photography, video, drone, 3D virtual tours, and floorplans that perform beautifully across all platforms you own and control.
Zillow isn't just a platform anymore—it's a competitor. But with the right tools, strategy, and support, you can sidestep dependency and regain control of your business. Don't build your brand on borrowed ground.

📉 You’re Paying for Your Listings – Agents are being charged to promote listings they already worked hard to secure. Leads are often sold to competing agents on the same listing.
👥 Lead Scrambling – Zillow often redirects buyer leads to Premier Agents, even if they aren’t the listing agent, creating confusion for consumers and frustration for sellers.
💸 Skyrocketing Costs – Monthly fees for advertising on Zillow continue to rise, while ROI has become less predictable.
🧩 Loss of Control Over Branding – Your professional media, client relationships, and listing efforts are ultimately presented under Zillow’s branding, not yours.
✅ Build a Strong Personal Brand – Your brand should be what buyers and sellers associate with trust and results, not a third-party platform. Invest in a solid brand identity across your website, social media, and print materials.
✅ Own Your Online Presence – Use your IDX-integrated website to showcase listings and capture leads directly. Tools like kvCORE, Sierra Interactive, or Showcase IDX can power your site without relying on Zillow.
✅ Utilize Social Media Strategically – Platforms like Instagram, Facebook, TikTok, and YouTube allow you to connect directly with buyers and sellers through videos, market updates, property tours, and testimonials.
✅ Leverage Google Business Profile – Optimize your Google Business Profile to drive organic traffic, collect reviews, and show up in local searches—without paying Zillow.
✅ Partner with Media Experts Who Support You – Berridge Media provides high-quality photography, video, drone footage, 3D tours, and floorplans—content you can use anywhere, anytime, without needing a Zillow subscription.
Zillow doesn’t build your business—you do. It’s time to stop renting visibility and start owning your marketing. With the right media, strategy, and systems in place, you can generate leads, build trust, and close deals without giving another dollar to Zillow.
📩 Need help making the shift? Contact Berridge Media to power your listings with pro-level content that works, with or without Zillow.

Zillow remains the most visited real estate platform in the U.S., but its dominance is being challenged. After launching its new Listing Showcase product (premium listings with enhanced visuals and branding), Zillow is doubling down on monetizing listings by charging agents for higher visibility. Some agents appreciate the exposure; others are skeptical of the rising costs and Zillow’s control over leads.
Compass, a major real estate brokerage, has long branded itself as a tech-forward company. Recently, however, it’s been caught in the middle of ongoing lawsuits and financial scrutiny. Despite turbulence, Compass continues to invest in its proprietary tools and agent marketing platform. It's positioning itself as a competitor to Zillow not by owning the portal space, but by offering agents a high-end, in-house alternative to generate leads and manage listings.
Backed by CoStar Group (a commercial real estate giant), Homes.com has emerged as Zillow’s most vocal challenger. With a “your listing, your lead” philosophy, Homes.com is winning favor among agents by promising to send all inquiries directly to the listing agent without selling the lead to competitors. They’re investing heavily in marketing, touting themselves as a pro-agent alternative—and it’s gaining traction.
Zillow still commands the most traffic, but expect more costs and competition for leads.
Compass is building tools for agents who want to market and manage listings internally.
Homes.com is betting big on agent-friendly practices and transparent lead handling.
No matter where you choose to list, stunning visuals are the common denominator for success. Berridge Media offers professional photography, video, drone media, floorplans, and 3D virtual tours that make your listings stand out—on Zillow, Homes.com, Compass, and beyond.

]]>Regarding online real estate marketing, Zillow is one of the most powerful platforms available. But is Zillow Showcase worth the investment for realtors looking to generate more leads and close more deals? Let's break it down.
Zillow Showcase is a premium listing service designed to help real estate agents stand out by providing enhanced property listings. These listings include high-quality media, premium placement, and additional exposure to home buyers searching on Zillow.
✅ Increased Visibility – Your listings appear more prominently in search results, giving them an edge over standard listings.
✅ Higher-Quality Leads – Showcase listings attract serious buyers, leading to more meaningful inquiries.
✅ Enhanced Listing Features – Professional media, 3D tours, and interactive floorplans help create an immersive experience for potential buyers.
✅ Brand Exposure – Your name and contact details are prominently displayed, reinforcing your personal brand as a real estate expert.
❌ Cost Considerations – Zillow Showcase can be expensive, and ROI depends on market conditions and competition.
❌ Competing Agents on Listings – In some cases, multiple agents may appear on the duplicate listing, potentially diverting leads.
❌ Dependence on Zillow's Platform – While Zillow is widely used, relying too heavily on one platform can limit overall marketing strategy flexibility.
Zillow Showcase can be an excellent tool for agents in competitive markets who want to gain an edge with premium listing placement and high-quality visuals. However, weighing the costs and benefits based on your specific market and budget is crucial.
For agents who want to maximize their listings' impact, professional real estate media—high-quality photography, video, drone footage, and 3D virtual tours—is often just as effective (if not more so) at generating buyer interest. Investing in top-tier media for your listings can make them stand out across multiple platforms, not just Zillow.
Zillow Showcase can be valuable if you have the budget and operate in a highly competitive market. But don't overlook the power of professional real estate media as a cost-effective way to elevate your listings and attract serious buyers.
📸 Looking to enhance your real estate marketing? Contact Berridge Media today for stunning real estate photography, video, drone services, and 3D tours that make your listings shine—whether or not you're using Zillow Showcase!

For years, joining the National Association of Realtors (NAR) was considered a given for real estate professionals. It was seen as a requirement to be taken seriously in the industry, gain access to Multiple Listing Services (MLS), and enjoy various member benefits. However, in recent years, more agents and brokerages have questioned the necessity of NAR membership. With changing industry dynamics, legal concerns, and shifting professional standards, many realtors are now opting not to join NAR—and they’re seeing real benefits in doing so.
Here’s why not joining NAR might be the right move for you.
NAR membership fees are no small expense. Between national, state, and local dues, many real estate professionals pay well over $600–$800 per year just to remain members. If you can operate successfully without NAR, that’s a significant amount of money that stays in your pocket—money that can be reinvested into better marketing, lead generation, or business tools.
For a long time, realtors joined NAR because they needed access to the MLS (Multiple Listing Service)—a critical tool for buying and selling homes. However, not all MLSs require NAR membership anymore. Many local and regional MLSs now allow non-NAR members to subscribe directly, eliminating the need to pay for an NAR membership just to list properties.
If your MLS offers this option, there’s no reason to pay for NAR membership when you can get MLS access for a lower cost.
NAR has faced multiple lawsuits in recent years, particularly regarding commission structures and antitrust concerns. These legal battles have raised ethical and financial concerns, and some brokerages are distancing themselves from the organization to avoid potential fallout.
By not joining NAR, you avoid liability risks and distance yourself from any legal or ethical complications tied to the association.
NAR enforces a strict Code of Ethics, which dictates how realtors conduct business. While ethical standards are important, some professionals find NAR’s policies to be overly restrictive or even outdated.
For instance, NAR’s rules regulate how you can advertise, communicate, and interact with clients. Some realtors prefer the freedom to set their own ethical standards while still maintaining compliance with state real estate laws.
NAR likes to promote its REALTOR® trademark as a badge of credibility, but in reality, clients care more about results than memberships. Your reputation, marketing strategy, and track record of success speak louder than an NAR membership.
Many top-producing agents have built their brands without being NAR members, proving that success in real estate is about service, marketing, and relationships—not just an association badge.
One of the biggest shifts in real estate today is commission transparency and negotiation. NAR’s past policies have been criticized for keeping commission structures rigid. By operating outside of NAR, you have more flexibility in how you structure your fees and negotiate with clients, giving you a competitive edge.
NAR has come under scrutiny for its political lobbying efforts, leadership controversies, and alleged misconduct within the organization. Many realtors choose not to support NAR’s initiatives due to ethical concerns.
By staying independent, you retain control over which organizations you support and how your money is used in the industry.
Opting out of NAR isn’t for everyone, but it’s becoming an increasingly viable option for real estate professionals looking to reduce costs, gain flexibility, and operate independently. If your local MLS allows non-NAR membership and you’re confident in your branding and business strategies, there’s no reason you must stay tied to NAR.
Ultimately, your success in real estate depends on your skills, client relationships, and marketing efforts—not whether you carry a REALTOR® designation.
Thinking about dropping NAR? Make sure to check your state and local regulations first, and explore how you can still access the tools you need—without paying for a membership that may not serve you.

Southeastern Pennsylvania
The housing market in Southeastern Pennsylvania remains robust, with stable demand and modest price appreciation. The region benefits from its proximity to major urban centers like Philadelphia, attracting both families and professionals. Inventory levels have seen slight improvements, offering more options for prospective buyers.
Northern, Central, and Southern New Jersey
New Jersey's real estate market is experiencing a revival across several sectors. Pent-up demand, improved market conditions, and an influx of foreign investors are contributing to increased activity. Lenders are more willing to provide construction financing, enabling developers to advance previously stalled projects. Additionally, new affordable housing requirements are fostering collaboration between developers and local governments to address the need for 60,000 to 80,000 affordable units.
Experts predict that mortgage rates will remain relatively stable, with potential slight decreases. The Federal Reserve's recent rate cuts aim to provide relief, and while 30-year fixed mortgage rates have fluctuated between 6% and 7% throughout 2024, forecasts suggest an average rate of 6.3% for 2025.
Housing inventory is expected to increase modestly. Realtor.com projects an 11.7% rise in existing home inventory, while the National Association of Realtors anticipates a 9% increase. This gradual improvement should provide buyers with more options, though inventory levels may still fall short of pre-pandemic figures.
Home prices are forecasted to continue their upward trajectory but at a more moderate pace. Realtor.com predicts a 3.7% increase in home prices for 2025, while the National Association of Realtors expects a 2% rise. This suggests a more balanced market, offering some relief to buyers facing affordability challenges.
The Poconos
The Poconos region remains attractive for vacation home buyers and investors seeking rental properties. The demand for short-term rentals continues to support property values, with a steady influx of buyers looking for recreational and investment opportunities.
The Jersey Shore
The Jersey Shore real estate market is closely tied to mortgage rate trends. Buyers are monitoring rates, hoping for decreases to enhance affordability. The limited inventory of available homes has been a challenge, but any stabilization or reduction in mortgage rates could stimulate increased purchasing activity in this desirable coastal area.
Delaware and Delmarva Peninsula
Delaware and the Delmarva Peninsula are experiencing steady real estate activity. Affordable housing options and favorable tax structures make these areas appealing to retirees and first-time homebuyers. The markets are characterized by moderate price growth and balanced supply and demand dynamics.
Conclusion
Across these regions, the 2025 real estate outlook is cautiously optimistic. Factors such as stable mortgage rates, gradual increases in housing inventory, and moderate price appreciation contribute to a more balanced market environment. Buyers and sellers are encouraged to stay informed about local market conditions and work with real estate professionals to navigate the evolving landscape effectively.

]]>The National Association of Realtors (NAR) reports that listings with professional photos receive significantly more views and sell faster than those without. Sharp, well-lit images highlight a property's best features, creating an emotional connection with potential buyers before they even step inside.
While photos capture still moments, video provides a dynamic and immersive experience. Professionally produced real estate videos showcase the flow of a home, allowing buyers to visualize themselves moving through the space. Video marketing also enhances social media engagement, attracting a wider audience through platforms like Instagram, Facebook, and YouTube.
For larger properties, luxury homes, and unique landscapes, aerial drone photography and video add a wow factor that static images can't achieve. They provide a comprehensive view of the home’s surroundings, proximity to amenities, and overall curb appeal, giving buyers a perspective that traditional ground-level photography cannot.
One of the biggest frustrations for buyers is not knowing a property's layout until they schedule a showing. Floorplans eliminate guesswork by offering a clear visual representation of room dimensions and spatial flow. When paired with high-quality images and video, they help buyers make more informed decisions and increase the likelihood of serious inquiries.
In an increasingly digital world, 3D virtual tours have become a game-changer in real estate marketing. These interactive experiences allow buyers to explore a property at their own pace from anywhere in the world. Virtual tours increase engagement, reduce unnecessary showings, and attract out-of-town or international buyers who may not be able to visit in person.
